Type of Construction: Project designed to provide two levels of concrete structure parking garages below grade with 4-stories of structural steel/masonry living space above grade.

Challenge: This project is located in an urban area of Memphis surrounded by two neighborhoods. In addition the facility had over 300 residents living in an existing tower adjacent to the site of new construction. Finally, this project was met with resistance from the two associations that represent the adjacent neighborhoods.

Solution: By coordinating with the Owner and Design team, our Project Team communicated with the residents as well as the representatives of the neighborhood associations long before the start of construction. The result of this communication greatly assisted in the setting of expectations for all parties involved. Specifically, work days and hours were agreed upon, delivery schedules were approved and construction activity including entrance and exit of jobsite were clearly defined. In summary, by committing to transparency in our construction plans, our team was successful in alleviating the concerns of all interested parties both before and continuing through construction until project completion.

Linkous Construction completed this project ahead of schedule and under the proposed budget. Our team was selected to begin Phase II of this project immediately after completion of the ALC. Phase II has a contract value of $45,000,000.
