Challenge: Linkous Construction was selected to build this luxury condominium resort from a list of nationally recognized general contractors. This project presented many unique challenges. First, the project schedule was extremely tight due to pre-construction contracts on individual units. Secondly, all units purchased by owners were essentially custom units. In addition, due to the real estate market the Owner/Developer challenged Linkous to provide significant cost-saving options long after construction began.

Solution: Linkous Construction successfully moved a senior management team to the coast to complete this exciting project. This move involved multiple families and was crucial to the project’s success. Our team realized early that the local subcontracting market was limited. After careful consideration and research, we called upon subcontractors with whom we had a proven history to build this job. Given the tight schedule and multitude of changes, we knew all trades would have to be flexible and committed to keeping the Developer’s best interests in mind to meet the target completion date. By working as a team with the Owner, Architect and various Subcontractors each change was discussed, analyzed and agreed upon by all parties. At peak construction times we had over 500 workers to coordinate on site. A top priority was to keep the surrounding areas bordering the site undisturbed. The Owner’s main emphasis was placed on utilizing the natural beauty of the land, proximity to the ocean and the preservation of surrounding ecosystems while creating a structure that would meet all the expectations of his high-end clientele. By coordinating with the design team, special environmental consultants and the local building officials, our team was able to complete this project while maintaining all of the Owner’s and Architect’s visions.
